The Harbor Light facility in downtown Denver was remodeled and an additional 120 bedrooms were constructed all while keeping the existing facility operating. Developco led all of the pre-construction and construction activities.
Assignment Highlights
Design. Increased project size to 52,000 sf allowing the residents more personal living space/dignity and to provide a dedicated chapel that didn’t also function as a dining room. DA was catalyst in engaging a former resident (Clark Willingham) in the design.
Construction. The general contractor was encouraged to hire several Harbor Light clients to help with construction.
Entitlements. DA managed the entitlement process with the City of Denver which included zoning, subdivision, and construction review and approvals. The zoning required meeting with 3 separate neighborhood groups.
In-Kind Services. Worked with a major donor to provide and install furniture/art work at no cost after the original furniture package had been selected and was ready to be awarded.
Sustainability. Collaborated with Xcel Energy to affect energy efficient cost reducing fixtures and lamps.
Results
- Saved $155,000 by competitively bidding the architect and general contractors fees/general conditions. Negotiated $40,000 in design fees that were due as a result of change orders.
- Were able to negotiate no cost increases to the project as a result of meeting with the neighborhood groups.
- TSA received a check for $23,322 from Excel Energy for rebates without increasing construction costs.
- Saved $12,000 by finding alternative land fill that would take asbestos tile from excavation work.
- Saved $10,000 by sourcing great/limited use fitness equipment.
- Saved $60,000 in water tap fees by going to tank type toilets instead of flush valve.
- By moving the kitchen off site, saved 8 weeks in schedule and $40,000 in general conditions.
- Recommended demolition of basement area early in order to save 4 weeks in critical path schedule thereby saving $20,000 in general conditions.
- Negotiated savings in change orders for a total of $65,000.
