The Luevanos family operates four Mexican restaurants in Aurora, Colorado. Developco was hired to perform development management services for this ground-up restaurant project. For the past several years, Real de Minas was a tenant at the CornerStar Shopping Center in Aurora, Colorado. On July 28, 2016, the family purchased a 1.1-acre undeveloped land site in the same shopping center at 15795 E Briarwood Circle so they could develop and own their future restaurant building.
Early on, the family hired an architect who created a concept plan for an 8,500 square foot building; and general contractor who was directing the project with a plan to start construction in February 2018.
Several months thereafter, Scott McLean met the family and Developco was hired as their owner’s representative. Upon reviewing the acquisition documents, the zoning code, and the shopping center covenants, Developco determined that only a 6,160 square foot building would be permissible in the shopping center. Thankfully this was discovered before the design was advanced and the family had invested more money.
On behalf of the family, Developco led all the municipal entitlements (City of Aurora and
Alberta Development Partners), financing (BBVA/Compass Bank), design/engineering (Architectural Workshop), construction oversight (Waner Construction), FFE selection & installation (Grady’s) and move coordination. The project was completed on time and in budget.
The new building features a classic Nuevo Mexican themed design and a second-floor outdoor patio and bar with mountain views. It is located immediately adjacent to the southbound on-ramp for Highway 83 (Parker Road) offering visibility to tens of thousands of cars every day.
The restaurant opened on October 4, 2019.
