Inner City Health Center

Development Advisors completed its second commercial construction project for Inner City Health Center at its Denver Campus in RiNo at 3800 York Street. This $7.4M ground-up expansion, comprising 8,007 SF, was necessary to meet increased demand for its family-centered healthcare services. With the expansion, the building is now 19,725 SF.

Project Details.  The ground-up medical clinic expansion and was designed by Davis Partnership Architects who carefully preserved and enhanced the unique character features of the existing building which is listed on the National Register of Historic Places. Howell Construction completed construction in ten (10) months that included new parking, a waiting lobby (50 persons), new patient rooms, dental stations, health/wellness areas, and a large community room that seats 85 persons. Ridgetop Engineering led the arduous entitlements with the City of Denver.

Developco Services.  Developco successfully navigated a project complicated by the COVID 19 pandemic, CCD Permitting approvals (12 months), funding requirements, and historic preservation challenges to name a few.

Planning commenced in 2017 and construction was finally completed in June, 2024!

Developco’s responsibilities spanned from A to Z services including real estate, Denver entitlements, financing, design & construction oversight, FF&E installations and project closeout.

Project Funding. Funding was made possible by private and public donations including through Denver Economic Development Office and through a US Government Congressionally approved Community Project Grant. ICHC is a 501c3 Nonprofit Corporation that in 2018 was designated a Federally Qualified Health Center by Health and Human Services. It provides access to quality healthcare all persons without judgement.
