In September 2019, Developco was hired to lead the site selection for a suitable commercial property for this growing church in the fast-growing Castle Rock area. This initiative included seeking both existing buildings and undeveloped land sites. A search of CoStar didn’t turn up a single available building. So Developco created a list of every single building between 20,000 sf and 50,000 sf, then reached out to every owner to see if they had interest in selling. Not one existing suitable building was identified, so the effort shifted to seeking available land to develop from the ground up.
Castle Rock has little available land for future development because of its challenging water limitations. One such site was identified but ended up being too large and complicated to pursue. Another perfect site was identified, but a multi-family developer swooped in and snatched it away from us. Eventually, the chosen site in the North Meadows area was identified and pursued. It took 14 months from contract to closing to complete the plat, site development plan and other entitlement arrangements before a closing could occur. On December 19, 2022, FRCC closed on the purchase of a 12-acre site located in the Meadows for $5 million.
