The Client, Navidec, needed to expand from 13,000 square feet to 70,000 square feet within a 3-month timeframe. In additions, Navidec sought to lease Class-A space to attract quality hi-tech personnel, minimize IT/Facilities Group workload, and stay within the approved budget.
Assignment Highlights
- Assembled a strong design and construction team that completed the preliminary design and construction documents in less than three weeks while meeting the project budget.
- Closely coordinated with the City Building Department to provide a building permit within two weeks instead of the original quote of four to six weeks.
- Maintained an aggressive construction schedule, with peak of construction at 150 workers on site 6 days a week, 10 hours a day.
- Managed the process of 350 work stations being manufactured, delivered, installed and wired for phone and data within a seven week time period. In addition, a 2,000 SF data center with redundant power/heating/cooling was installed during this time period.
Results
- Successfully met the 3-month timeframe, allowing Client to attract over 300 high-tech employees within a 12-month period. Such growth allowed Navidec to grow a portion of their business that was then sold to Microsoft.
- Project management services allowed Navidec staff to stay focused on their core business during design/construction.
Upper management needed it done and everyone said it couldn’t be done – in fact, the entire organization was betting against us. With the leadership and direction from Tim Dreessen, Project Manager, our 70,000 square foot, hightech, office facility was delivered, fully functional, 8½ weeks after the start of construction. Further, it was delivered with documented savings of over $450,000 from the original budget.
