Client Need
The Client, the Colorado Association of School Boards, needed a stand-alone office building that it could own and be located close to the State Capital. Development Advisors worked with the Colorado Association of School Boards to acquire land and develop a ground-up office building with above standard interior finishes and meeting space for its association members benefit.
Assignment Highlights
- Led the investigation, selection and negotiation of a site within walking distance to the State Capital.
- Involved the Capital Hill United Neighborhood (“CHUN”) association early on to respect their desires for future development in the neighborhood.
- Orchestrated the selection of the project team which included the Neenan Company who was a strong advocate of the design-build delivery system.
- Led the development plan process through the City and County of Denver.
- Oversaw all construction activities including the resolution of regularly occurring obstacles and challenges. One of the challenges to arise was the discovery that the former residence on the site had been demolished and buried underground.
Results
- Successfully led the development of this 12,000 SF, 3-story office building.
- This was Scott McLean’s first commercial development opportunity.
