The Client, Heartland Bank, desired to establish a Regional Bank Office in a high image location either Lower Downtown or Cherry Creek. They needed a real estate expert to identify opportunities and to evaluate buildings and vacant land alternatives and to investigate every possible Cherry Creek property that could accommodate a new ground up office building development.
Assignment Highlights
- Identified prospective existing building and land sites in Lower Downtown and in Cherry Creek.
- Most sites in Cherry Creek were not on the market so research was undertaken to identify all property owners.
- Created pro-forma spreadsheets for ground up development projects for two sites in Cherry Creek including the northwest corner of Josephine and Third Avenue.
Results
- The Client successfully purchased an existing office building in a high-image Cherry Creek location.
- This recommended 100 Garfield Street Building was renovated and rebranded for a bank HQ with a retail bank operation on the main level.
