In September 2019, Developco was hired to lead the site selection for a suitable commercial property for this growing church in the fast-growing Castle Rock area. This initiative included seeking both existing buildings and undeveloped land sites. A search of CoStar didn’t turn up a single available building. So Developco created a list of every

ESMRC hired Developco to evaluate expansion options and to guide them through the development of an additional 68 senior living apartments on their existing campus. Developco helped ESMRC understand their target client, likely market rents, likely total project costs and then sourced a loan for this $15.8 million project.

Crossroads Community Church needed to obtain a larger worship facility because of continuing membership growth. Development was challenged to make a small renovation budget stretch by acquiring an existing building to renovate. Developco was able to obtain a higher than normal loan amount to carry the existing church property until it could be sold.

Mission Hills Church’s existing facilities located at University & Orchard (Greenwood Village) could not be expanded to accommodate new growth. The client needed to acquire a new land site, develop a new church campus and sell its existing property to fund its future expansion.

Stapelton Fellowship Church had reached its maximum growth capacity at a interim school facility owned by Denver School of Science and Technology in Stapleton. With $4.9 million cash resources available (sale of previous property), SFC needed to procure it’s own facility to solidify future growth and its position in the burgeoning community of Stapleton.

Living Way Fellowship, needed to reevaluate a site contracted for and approved for purchase by their congregation within 30 days following retaining Development Advisors. Following the evaluations the Client needed to find a new site and manage the development and relocation process from start to finish.

Cherry Creek Community Church, came to the conclusion that the disadvantages of the properties were preventing growth for this congregation. The disadvantages included poor visibility, little off-street parking, and more than $1 million in deferred maintenance. Development Advisors worked with Cherry Creek Community Church to position these church properties for sale for a higher and better use.
